Compare the same scope of work
Before comparing total prices, check whether each contractor is proposing the same roof area and type of work. A selected-section repair, an underlayment lift and reset, and a complete roof replacement are different scopes. Mark the included areas and ask about adjoining patio roofs, wall transitions and other junctions.
Use this proposal checklist
- Materials: Product names, roof covering, underlayment and relevant accessories.
- Removal: Which existing materials will be removed and which will remain.
- Decking: How concealed damage will be documented, priced and approved.
- Details: The included work at valleys, flashing, penetrations, edges and ventilation.
- Site work: Access, staging, property protection, disposal and cleanup.
- Exclusions: Roof sections, related repairs or other work outside the quoted scope.
- Schedule and payment: The written milestones and process for changes.
Read the warranty document itself
Ask who issues each warranty and what event triggers coverage. Is the document addressing a material defect, installation workmanship, or both? What costs are covered if a claim is accepted? A product name or a number of years on a sales sheet does not answer all of those questions.
Request the start date, coverage period, exclusions, maintenance requirements, transfer conditions and claim contact in writing. If registration is required, ask who handles it and what confirmation you will receive. Keep the documents with your contract and final invoice.
Ask about the proposed system
For a shingle project, review the specified covering and supporting components together. For tile underlayment replacement, ask how tile reuse, replacement pieces and transitions are handled. The proposal and the warranty should describe the work actually being purchased.

Request clarification before hiring
