Roof repair or replacement: how to compare your options

The right choice depends on the source and extent of the problem, the condition of the remaining roof, and whether a durable repair can be made.

Start with the cause, not only the stain

A ceiling stain identifies an interior symptom. The roofing scope needs to address where water enters and how it travels. Ask the contractor to explain the observed roof condition, show supporting photos where available, and distinguish confirmed findings from areas that remain concealed.

When a targeted repair may be appropriate

A focused repair may make sense when the problem is localized and the surrounding materials remain serviceable. Examples to evaluate include a damaged tile, a specific flashing defect or a limited area of shingle damage. The important question is whether the repair can integrate with the existing system and address the cause.

When broader replacement deserves consideration

Widespread deterioration, recurring problems in several areas, or materials that cannot be repaired reliably can justify a broader scope. Age is useful context, but should not be the only reason given. Ask what condition makes replacement appropriate and which parts of the roof the recommendation covers.

Tile underlayment replacement is a separate option

A tile roof can need work beneath the tile even when many tiles remain suitable for reuse. In that case, a lift-and-reset scope may renew the underlayment while retaining serviceable tiles. Compare it with both a limited repair and a new-tile installation when those options are relevant.

Questions to ask before deciding

  • What is the identified cause, and what evidence supports it?
  • Which roof sections and transitions are included?
  • What remains outside the scope?
  • Can the surrounding roof accept a durable repair?
  • How will newly exposed decking problems be handled?
  • What does each option’s written warranty actually cover?

Compare actual CCG projects

See the Gilbert tile lift-and-reset project, the Mesa shingle replacement, and the Arcadia shingle replacement. These show different types of roofing work; your roof needs its own assessment.

Common repair-versus-replacement questions

Does one roof leak mean I need a new roof?

One leak does not establish the need for full replacement. First identify its source and assess the surrounding assembly. A localized, repairable defect may support a targeted repair; widespread deterioration or repeated failures can justify a broader scope.

Does a 30-year-old tile roof automatically need new tiles?

Age helps guide the inspection, but tile condition and the materials beneath the tile are separate considerations. Ask whether serviceable tile can be reused and what evidence supports replacing the underlayment, tile, or both.

What if my home has shingles and a flat patio roof?

Ask for both roof sections and the transition between them to be addressed in the scope. Our Scottsdale shingle and low-slope project shows a completed home with both roof systems.
