Keep a record of roof changes, get problems assessed early, and ask for a clear maintenance scope. Leave roof access and repairs to trained professionals.

What you can record from the ground

Note visible slipped or broken tiles, debris collecting near drainage areas, and changes after storms or work around rooftop equipment. Indoors, record new stains and when they appear. Photos taken safely from the ground can help explain the concern when arranging an inspection.

What to ask a roofing professional to check

The Tile Roofing Industry Alliance identifies broken tiles, debris accumulation and flashing around vents and other roof details as maintenance concerns. It recommends using trained, insured professionals for roof access. Ask your contractor to document the relevant findings and recommended work.

  • Tile condition: Which tiles need attention, and are compatible replacements available?
  • Drainage: Are debris or obstructions affecting valleys or gutters?
  • Flashing and penetrations: What condition is visible around walls, vents, skylights and other transitions?
  • Underlying materials: What can be assessed without removal, and what would require additional investigation?
  • Previous repairs: Does the work address the cause of the issue?

Ask what “maintenance” includes

A maintenance package should specify the inspection area, included tasks, material allowances and exclusions. Ask whether replacement tiles, debris removal and any repair work are included or quoted separately. A general tune-up description should not be treated as a promise to correct every condition on the roof.

Keep a simple roof history

Save installation documents, warranties, inspection photos and repair invoices together. Record the date and location of each reported concern. Share that history when requesting an assessment, especially if the same area has needed repeated attention.

When to arrange an assessment

New leaks, visible damage or changes after a storm are reasons to contact a roofer. For routine inspections, ask for a schedule suited to the roof’s age, condition, surroundings and warranty requirements. Contact the original installer about applicable warranty procedures before authorizing outside work.
